Matthew Wheeler Residential Lettings wish to assist you with the process of renting accommodation. We have compiled the following guidance notes to help you with your move.

OFFERS: Once you have selected a suitable property we will put forward the term of your offer to the Landlord. Acceptance of your offer by the Landlord is subject to satisfactory references received.

REFERENCES: We employ a professional credit referencing agency who will normally give their recommendation within forty-eight hours. However, it may take a further few days to receive approval from the Landlord.

RENT PAYMENTS: All rents due is payable in advance. The first payment is due together with the total completion monies in cleared funds prior to the commencement of the tenancy. During the tenancy rent is required to be paid by bankers standing order.

DEPOSIT: The deposit is the equivalent of one and half months rent. The deposit shall be returned following completion of an inventory check out. Deposit monies may not be used as rent during or at the end of a tenancy.

INVENTORY: When the tenancy commences an independent inventory clerk or a representative of Matthew Wheeler Residential Lettings will check the inventory with the tenant.

TENANCY AGREEMENTS: The tenancy agreement forms form a legal contract between the tenant and landlord. Whilst we will be pleased to assist with an explanation of the agreement we are unable to give legal advice. Signing of the agreement will normally take place at our office.

UTILITIES AND OTHER COSTS: The tenant is responsible for the payment of all utilities and for the transfer of these services. It is also the tenant responsibility to provide a television license.

PROPERTY MANAGEMENT: Once we have found you a new home we may not necessarily be responsible for the management of the property. However, you will be informed who will be managing the property at the commencement of the tenancy. So therefore you will able to contact somebody, should an emergency arise.

COMMENCEMENT OF THE TENANCY: As soon as we have received satisfactory references a convenient move in date is negotiated by us between landlord and tenant. Tenants must have signed the tenancy agreement and presented completion monies in cleared funds before occupancy. The inventory and schedule of condition will then be checked and keys to the property will then be released either by us or the inventory clerk.

TERMINATION OF TENANCY: An inventory check-out will need to be arranged and a report of dilapidation compiled. We recommend that a thorough clean of the property is implemented, as costs to the tenant may be incurred if the property and gardens are not delivered up in good clean order. Please note that all keys to the property will need to be returned prior to the inventory check-out, and no further access will be granted following completion of the report.
