How do we help once we have found a prospective tenant?
On-line referencing:
All prospective tenants and, when required, guarantors are referenced for us by an independent professional credit referencing agency. Only tenants referenced successfully will be recommended to you.
Preparation of Inventory and Schedule of Condition:
This document is most important as it provides an accurate record of the condition of the property and its contents. This enables us to monitor weather the tenant is looking after the property during the tenancy and is essential for the check out at the end of the tenancy.
Drawing up the tenancy:
We will prepare the tenancy agreement and in most cases this will be an Assured Shorthold Tenancy Agreement. Generally a six month agreement is initially agreed.
Check in:
Following successful referencing and the signing of the tenancy agreement we shall complete a comprehensive check in against the Inventory and Schedule of Condition which the tenant signs. At the time of the check in all utilities are read and later advised to the relevant authorities.
Insurance:
As our tenants are referenced through a licensed credit referencing company, we will be able to offer all clients rent guarantee and legal protection.
Visits:
Routine visits are planed to the property to ensue that we are able to provide you with an update on the internal condition of the property and give you piece of mind.
Maintenance:
Throughout the tenancy we will advise you of all maintenance problems and deal with the day to day remedial works on your behalf.
Transfer of Rent:
Our aim is to transfer any rents received to your bank within as few working days as possible.
Renewals and Termination:
We offer a complete renewal service and a check out service.
